Georgia county market reports

Your county's market, in plain English.

I've spent 35 years watching metro Atlanta neighborhoods change, and I've learned that county-wide numbers only go so far. These reports dig into the five counties I serve, Cobb, Gwinnett, Douglas, Fulton, and Henry, with real figures, the source behind every number, and an honest read on what it means if you're buying or selling.

No hype · No guessing · Sources cited on every number

Market reports for the five counties I serve.

Each report opens with the headline numbers, then gets to what changed and why it matters for your next move. Cobb County is live now, and the rest are on the way.

The five-county metro

One metro, five very different markets.

Cobb, Gwinnett, Douglas, Fulton, and Henry ring metro Atlanta, and each one moves on its own schedule. Commute times, schools, new construction, and local job growth shift the numbers neighborhood by neighborhood, which is exactly why I keep separate report pages for each county instead of squeezing them into one average.

  • Cobb, Gwinnett, and Fulton carry the highest median prices
  • Douglas is the most affordable of the five
  • Henry County runs the deepest buyer's market right now

Real numbers, cited

Every figure links back to the source it came from, with the date it was published. If a number can't be verified, the page says so plainly.

Refreshed monthly

Markets move. I update each county report every month so the snapshot on screen isn't stale by the time you read it.

An honest read

No hype, no pressure. The point of these pages is to help you make a confident decision, whether that means buying now or waiting.

Want your street's numbers, not the county's?

Neighborhoods inside the same county can be weeks apart in how fast they sell. Tell me where you're looking and I'll send a quick, no-obligation read on your area.
