What to look for when touring a home, beyond the paint color
Written by Nancy Watkins, REALTOR® · September 30, 2026
It's easy to fall for paint colors and staging, and just as easy to miss the things that actually matter. Here's what I ask clients to notice on every tour, beyond the decor.
Light and layout
Notice how light moves through the rooms at different times of day, and whether the floor plan works for how you actually live. Square footage tells a partial story; flow tells the rest. Can you picture your furniture, your mornings, your guests?
The bones over the paint
Floors, walls, windows, roof, and foundation. Cosmetic updates are easy. Structural issues are not. I'll help you tell the difference, and I'll flag anything that deserves a closer look from a professional.
Storage and systems
Check closets, basement, attic, and laundry space. Then the systems: heating and cooling, plumbing, electrical, and water heater. Their age and condition matter more than decor ever will, and they're the things that cost real money later.
The neighborhood at different hours
Street parking at night, noise at rush hour, how close the schools and shops really are. Visit at different times if you can, and talk to neighbors about what they love and what they'd change. A home is only half the decision; the street is the other half.
What a home inspection can't be
The inspection is essential, but it's a snapshot taken on one day. Bring your own wishlist and deal-breakers to every tour, and trust your gut about how the place feels. If something nags at you, we investigate it before you commit.
Touring with a checklist keeps the experience honest and focused. I bring mine to every showing, and I'll help you build yours.
