How to price your home to sell
Written by Nancy Watkins, REALTOR® · September 30, 2026
Pricing a home is the most important decision in a sale, because the right price invites the right buyers. Here's how I think about it, and what goes into a strategy that protects your equity while getting your home sold.
What a market analysis looks like
Recent sales of comparable homes, what's still on the market, and what's under contract. Those three data points tell us what buyers are actually willing to pay right now, not what they paid last year. I'll walk you through each one so you can see how the number was built.
Your competition matters
Your price isn't set in a vacuum. We look at the homes buyers will compare yours to, and we position yours to win that comparison. Sometimes that means a slightly different price, sometimes it means a slightly different story.
Condition sets the range
Updates, maintenance, and curb appeal all move the needle. Small improvements can add real value, and I'll be honest about which ones are worth it and which are not. You don't need a full renovation to sell well.
The danger of pricing high
A price that's too high can mean fewer showings, a longer time on market, and offers that come in lower than an aggressive price would have drawn early on. The goal is a price that generates activity from day one, when your home looks newest and your marketing is freshest.
Adjust as the market talks
If feedback from showings says something needs to change, we change it. Good pricing is a strategy, not a one-time guess, and I'll keep you informed at every turn.
Want a clear picture of your home's value? I'll put together a market analysis for your property, no strings attached.
