A first-time homebuyer checklist: 8 steps to closing
Written by Nancy Watkins, REALTOR® · September 30, 2026
Buying your first home can feel like a lot, because it is a lot. The good news is that it follows a fairly predictable path. Here are the eight steps I walk every first-time buyer through, in the order they usually happen.
1. Know your budget
Look at your savings, income, and monthly spending, and figure out what you can comfortably afford before you start looking. A clear number makes everything else easier, and it protects you from falling in love with a home that stretches you too thin.
2. Get pre-approved
A lender will review your finances and tell you exactly how much you can borrow. Pre-approval also makes your offer stronger when you find the right place, because sellers know your financing is already in order.
3. Define your must-haves
Make a short list: number of bedrooms, commute time, yard, parking, schools. Then a shorter list of nice-to-haves. It helps us filter homes fast and keeps the search from turning into an endless scroll.
4. Start the search
Now the fun part. We'll tour homes that fit your list, and I'll point out what's worth noticing and what's easily changed. Paint and fixtures are easy. Light, layout, and location are not.
5. Make an offer
When you find the one, I'll help you craft an offer that's competitive without overreaching, and we'll negotiate toward an agreement that works for you. You'll understand every number before it goes out.
6. Order inspections
A professional inspection reveals what's behind the walls. It's where we catch surprises before closing, not after. If something comes up, we handle it together, whether that means repairs, credits, or renegotiation.
7. Handle the paperwork
Loan documents, disclosures, deadlines, and more. I'll keep everything organized and explain each step in plain language, so you never sign something you don't understand.
8. Walk through and close
A final walkthrough confirms the home is ready, and then it's signing day. It's the moment the house becomes yours, and yes, we celebrate.
Every first move is different, and none of these steps should feel rushed or confusing. If you're getting started, let's talk. I'll help you build the checklist that fits your life.
